Nobody talks about this, but it’s the one thing I can’t imagine starting a design project without: a clear, acknowledged budget.

Why Early Budget Talks Matter

Recently, I sat in on a panel discussion with a contractor and build team. When asked if they could give homeowners estimates before the designer bid sets and concept drawings were done, they said it was “irresponsible” to give numbers that early.
The reason? Costs vary a lot. Final costs depend on design choices—like choosing marble mosaic tile or a simpler ceramic.

The Importance of Early Budget Clarity

I agree—each selection matters. But here’s the catch: how can a designer make smart, responsible decisions to complete the bid set if there’s no acknowledged budget?
A budget upfront helps everyone make better choices.

What Are Bid Sets?

Before we go further, let’s clarify: what are bid sets?
They’re all the construction documents from the architect plus our detailed design drawings showing every material selection.
They’re like the project’s “build bible” and represent a big investment upfront.
If you don’t have a budget conversation before creating bid sets, you can end up with estimates that are way out of line with what you want to spend.

My Own Experience

I learned firsthand how important early budget conversations are when I planned our own remodel.
Knowing the numbers and when they were coming helped me manage expectations and make quick, confident decisions.
I can’t imagine beginning a project without clear numbers.

For us, that conversation starts before the bid sets.
This may not be a popular view since the numbers we talk about are estimates and the range can be wide.
But you need a ballpark figure—construction, design fees, furnishings—everything—to move forward with confidence and collaboration.
Most design projects are not small investments. Billing after the fact only leads to frustration and lost trust.

While we can’t give exact numbers before final design selections are made, I believe we can give you an approximation.
